Industrial mezzanine floors
Industrial mezzanines are the heavy end of the market: platforms for plant, compressors and tanks, decks for pallet storage, and access floors around machinery. They are designed to higher loads with deeper beams, closer columns and tougher decks such as steel plate or concrete. A 200 m² heavy-duty floor typically costs £28,100 to £75,100 with one staircase, a pallet gate and lighting.

Signs you need an industrial-grade floor
- The floor will carry pallets, machinery, tanks or anything over about 480 kg per m².
- Pallet trucks or heavy trolleys will run on the deck.
- You need a plant platform to free up floor space under equipment.
- The environment is wet, oily or hot, so standard chipboard will not last.
- The slab is old or thin and needs checking before new column loads go on it.
- You need long clear spans to keep machinery or racking below free of columns.
What an industrial mezzanine costs
| Job | Typical price |
|---|---|
| 100 m² heavy-duty floor 6.0 kN/m² or more, one stair, pallet gate, lighting | £20,400 to £48,700 |
| 200 m² heavy-duty floor 6.0 kN/m² or more, one stair, pallet gate, lighting | £28,100 to £75,100 |
| 500 m² heavy-duty floor 6.0 kN/m² or more, one stair, pallet gate, lighting | £61,200 to £158,900 |
| Published fully installed rate Warehouse and production floors, The Mezzanine Company | £350 to £500 per m² |
| Extending existing sprinklers If the building is sprinklered | £15 to £40 per m² |
Ranges built from published figures: The Mezzanine Company (July 2026), Western Industrial (October 2026), Checkatrade (September 2026) and MyBuilder (October 2026), read 26 October 2026. Each includes one staircase, handrail on two open sides and building control. Figures exclude VAT at 20%, which most VAT-registered businesses can reclaim. A guide, not a quote. Heavy-duty uplift of 15 to 25% follows the gap between The Mezzanine Company's storage and production rates. Sprinkler figure from Pallite. Concrete decks and slab strengthening are quoted after survey. The cost calculator works out a range for your floor.
What a good quote includes
Ask for these six points in writing. Two quotes that cover them can be compared line by line.
Design load, in writing
The uniformly distributed load in kN/m² and the point load the deck is designed for. Ask for both the distributed load and the point load, plus any wheel loads from pallet trucks.
Plan, grid and heights
A drawing with the deck size, column positions, the finished floor level and the clear height left under and over the deck.
Deck and finish
Board type and thickness (for example P5 chipboard, plywood, steel or concrete), plus any anti-slip or painted finish.
Fire protection
Fire rating of the structure and deck; concrete decks often give 60 minutes as standard, steel decks need a ceiling or casings.
Stairs, handrail and gates
How many staircases, their width, the handrail and edge protection, toe boards and any pallet gates, each priced as a line.
Building control and handover
Who applies for building regulations approval, whether the fee is included, and what you receive at the end: calculations, drawings, completion certificate and a loading notice.

Survey and slab check
The installer surveys the building and checks the ground slab can take the column loads, sometimes with trial holes or core samples.
Design and quote
A layout drawing with the load rating, column grid, stairs and fire protection, then a written price. Expect to compare two or three designs, not just prices.
Building regulations
Drawings and structural calculations go to building control, from the council or a registered building control approver, before work starts.
Install
Columns, beams and deck go up first, then stairs, handrail, gates and any fire-rated ceiling and column casings. Most floors take days to a few weeks on site.
Sign-off
Building control inspects and issues a completion certificate. You should also receive the drawings, calculations and a loading notice to display on the floor.
Questions people ask
What load ratings do industrial mezzanines use?
Western Industrial lists 6.0 kN/m² for pallet racking, 7.2 kN/m² for heavy industrial and production use and 9.6 kN/m² or more for very heavy plant. Your installer should design for what you will actually put on the floor.
Steel, chipboard or concrete deck?
Chipboard suits dry, lighter floors. Steel chequer plate or open mesh suits oily or wet areas and plant decks. Lloyds Beal quotes concrete decks from 5 to 20 kN/m² with 60-minute fire protection as standard and clear spans up to 18 metres.
Will my floor slab take a mezzanine?
Each column puts a concentrated load on the slab. Modern warehouse slabs often cope; older or thin slabs may need larger base plates or new pads. A good installer checks this at survey and shows it in the calculations.
Does a mezzanine need fire protection?
It depends on use and size. Approved Document B lets small storage-only floors used by few people go without fire-rated construction. Industry guidance such as Western Industrial's fire protection guide reads the limits as storage only, under 20 metres in every direction and no more than half the floor area below; once a floor is bigger, used as offices or production, or open to the public, a fire-rated ceiling and column casings are normally needed. Building control has the final say.
Do I need building regulations approval for a mezzanine?
Yes, in almost every case. A mezzanine adds structure and changes how people escape in a fire, so it is building work under the Building Regulations. The installer usually prepares the drawings and calculations and makes the application to the council or a registered building control approver.
