Mezzanine floors in London
With industrial space in London scarce and expensive, building upwards inside the unit you already have is often the cheapest way to grow. The mezzanine itself is the same as anywhere else; what changes in London is who handles planning, how steel gets to site, and what your landlord on a multi-let estate will allow. Tell us the postcode and we look for a mezzanine installer who works in your part of the capital.

London mezzanine projects by area
Most enquiries come from a few kinds of building, each with its own questions.
AREA 01
Park Royal and west London
Park Royal is one of the capital's main industrial areas, full of food production, logistics and trade units. Much of it sits inside the Old Oak and Park Royal Development Corporation area, which spans parts of Ealing, Brent and Hammersmith and Fulham.
Further west, units around Hayes, Southall, Feltham and Bedfont serve Heathrow and the M4. Many are older sheds with modest eaves, so check the clear height before you plan two working levels.
AREA 02
The Lea Valley and east London
Tottenham Hale, Edmonton and Brimsdown in the north, and Beckton, the Royal Docks, Barking and Dagenham Dock towards the Thames, hold much of east London's warehouse and production space.
Newer units here often have the height for a mezzanine with good clearance on both levels; older ones may suit a storage floor only.
AREA 03
Shops, showrooms and south London
Retail warehouses on routes such as the Purley Way in Croydon, and trade counters and showrooms around the Old Kent Road and Charlton, often want a sales or stock floor. The 200 m² retail planning rule matters most here.
Town-centre shops in older buildings may be listed or in a conservation area, which brings its own consents.
Who decides planning and building control in London
Planning is handled by the borough council (or the City of London Corporation). In Park Royal and Old Oak it is the Old Oak and Park Royal Development Corporation, even though your business rates go to Ealing, Brent or Hammersmith and Fulham.
In England, a mezzanine that adds more than 200 m² of floor space to a shop needs planning permission under the Mezzanine Floors Order 2006; other internal mezzanines usually do not.
Building regulations approval is needed either way. You can use the council's building control team or a registered building control approver; most installers will make the application for you. Listed buildings need listed building consent for internal works too.
Before you ask for London quotes
- Is the unit in the Old Oak and Park Royal Development Corporation area, or a listed building or conservation area?
- Does the lease allow internal structures, and has the landlord or estate manager agreed in principle?
- Can a delivery vehicle reach the door, and are there loading or time restrictions on the street or estate?
- Will the floor add more than 200 m² to a shop? Then planning permission comes first.
- Is there at least 5.5 metres to the underside of the roof steel, lights and sprinklers?
Wherever you are in London, a local mezzanine installer can survey the unit and price the floor.

Questions from London
How much does a mezzanine floor cost in London?
Our ranges are national: a 100 m² storage floor with one staircase, handrail and building control is typically £15,700 to £36,000, and a 100 m² office floor with fire protection and lighting £17,700 to £42,500, excluding VAT. Access, out-of-hours working and parking can add to a city job. Try the cost calculator for your size.
Do I need planning permission for a mezzanine in London?
Usually not for a warehouse, factory or office, because internal works are not normally development. A shop gaining more than 200 m² needs permission in England, and listed buildings need listed building consent. Check with your borough, or the OPDC in Park Royal and Old Oak.
Can installers work out of hours in London?
Most will, especially on estates with busy yards or in shops that must keep trading. Deliveries may need booking with the estate, and street loading restrictions vary by borough.
Does my landlord need to agree to a mezzanine?
Almost always. Most commercial leases need the landlord's consent for alterations, and some require the floor to be removed at the end of the lease. Get consent in writing before you sign a quote.
