Mezzanine floor suppliers

Mezzanine floor suppliers fall into two groups: firms that sell kits and parts for you to build, and installers who design, supply, fit and handle building control as one contract. Kits look cheap per square metre, but stairs, handrail, fitting and approval are extra and the risk sits with you. The Mezzanine Company puts a 50 m² supply-only kit at £5,000 to £8,000; a supplied and fitted 50 m² storage floor is typically £12,300 to £25,900 on our figures.

Supply-only can work when

  • The floor is small, storage only and well under the fire protection limits.
  • You have a competent team who can erect steelwork safely at height.
  • The kit comes with calculations and drawings that building control will accept.
  • You will still apply for building regulations approval before building.
  • Delivery, offloading and anchoring into the slab are planned and checked.
  • For anything larger, used for work or open to the public, supply and fit is the norm.

What a good quote includes

Ask for these six points in writing. Two quotes that cover them can be compared line by line.

  1. Structural calculations

Calculations for your load and layout, not just a brochure rating, that building control can check.

  2. Steel certification

Structural steel components should be made to BS EN 1090 and carry UKCA or CE marking; ask to see the declaration.

  3. Deck specification

Board grade and thickness, such as P5 or P7 chipboard, or steel and concrete options.

  4. What the price includes

Stairs, handrail, toe boards, gates, fixings, delivery and offloading, each listed.

  5. Who erects it

Your team, the supplier's fitters or a subcontractor, and who carries the insurance for work at height.

  6. Building control

Who makes the application and pays the fee, and what you get at completion.

Buying a mezzanine: the usual route

  1. Define the floor

Size, load, use, heights and who will use it decide whether a kit is realistic.

  2. Compare suppliers

Ask kit suppliers and installers for the same brief, so prices compare like with like.

  3. Check approval

Make sure the calculations and drawings will go to building control before you order.

  4. Build or install

A kit arrives for your team to build; an installer brings its own crew and handles approval.

  5. Sign-off

Building control inspects and issues a completion certificate. Keep the drawings and loading notice.

Questions people ask

Is a mezzanine kit cheaper than an installed floor?

Per square metre, yes: structure and boards can be as little as £75 to £150 per m² (The Mezzanine Company). By the time stairs, handrail, fitting and building control are added, the gap narrows, and the risk of errors is yours.

Do I still need building regulations approval for a kit?

Yes. Approval depends on the building work, not who supplies the parts. Ask the supplier for calculations and drawings that building control will accept.

What certification should a mezzanine supplier have?

Structural steelwork is made to BS EN 1090, with UKCA or CE marking, as Pallite notes. Ask for the declaration of performance and the design calculations for your floor.

Can I buy a used mezzanine?

You can, but a used floor was designed for another building. It needs a new design check for your heights, loads and slab, and a new building regulations application. Missing parts and certification can wipe out the saving.

Do I need building regulations approval for a mezzanine?

Yes, in almost every case. A mezzanine adds structure and changes how people escape in a fire, so it is building work under the Building Regulations. The installer usually prepares the drawings and calculations and makes the application to the council or a registered building control approver.

Does a mezzanine need fire protection?

It depends on use and size. Approved Document B lets small storage-only floors used by few people go without fire-rated construction. Industry guidance such as Western Industrial's fire protection guide reads the limits as storage only, under 20 metres in every direction and no more than half the floor area below; once a floor is bigger, used as offices or production, or open to the public, a fire-rated ceiling and column casings are normally needed. Building control has the final say.
